Living in Heaton — streets, prices and the honest local verdict

A North East speciality: a terrace split horizontally into two flats, each with its own front door straight off the street — no shared hallway, usually no service charge, and often a private yard. In Heaton they typically cost £130,000–£170,000, which is why first-time buyers start here.

Arguably the city's best value-to-life ratio. Averages sit near £230,000 against Jesmond's £325,000, Chillingham Road keeps improving, and the parks and Metro do the rest. Streets closest to Heaton Park and Cardigan Terrace have seen the strongest growth over the past five years.
